I'm Mark — founder of Staging TX & Co and an interior designer with twenty years behind me. Today I help Dallas homeowners and agents get their properties ready to sell.
Twice a year I travel to Europe's major furniture and design fairs, and bring back what hasn't reached Texas yet.

Physical Staging
We walk the property, then design each room around its architecture, its scale and the buyer most likely to make an offer. Furniture, rugs, lighting, art and accessories come from our own inventory, selected piece by piece for that specific house. Installation takes a single day, and the home is ready to photograph the moment we leave. When the sale closes, we come back and take everything out. Physical staging is for vacant homes and new builds where buyers will walk the rooms in person — and for listings that look fine in photographs but lose people at the front door. It is the strongest choice when the property sits in a competitive price band and the showing itself has to do the selling
Designer Virtual Staging
You send us photographs of the property, and our designers build a concept for every room — matched to the architecture, the proportions and the buyers you are trying to reach. We select furniture, rugs, lighting, artwork and accessories, then place them with the same judgement we use in a real room. What you get back are finished images, ready for the MLS and every online listing. Designer Virtual Staging suits vacant properties, unfinished new construction and rooms that photograph flat and read smaller than they are. It is also the answer when physical staging is not practical — an out-of-state owner, a short window before the listing goes live, a property still under construction. Agents, builders and developers use it when the listing has to look its best online before anyone has set foot inside.
